Our Letting Only Services includes providing a free market valuation of the rental price of your property, marketing of the property with high quality photos on the major property portals to provide extensive market coverage, erecting a To Let board and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. Yourself as the landlord will have the final say on any prospective tenants. This proving satisfactory, we then go ahead and prepare the tenancy agreement, and if required an inventory.
Following this, the first month’s rent and usually a tenancy deposit is collected and credited to the Landlord less our agreed fee. Managing the tenancy, including the protecting of the deposit, maintenance and rent collection, will then be the responsibility of the Landlord.
This is our all-inclusive service, which just like the Let Only service, we will provide a free market valuation of the rental price of your property and provide marketing of the property with high quality photos on the major property portals to provide extensive market coverage, erect a To Let board and carrying out viewings. Leading to the introduction and vetting of a prospective tenant, yourself as the landlord will have the final say on any applicants. This proving satisfactory, we then go ahead and prepare the tenancy agreement, and if required an inventory. The Tenant will then be checked in against the inventory and the bond will be protected with the Deposit Protection Service.
During the tenancy we carry out periodic inspection visits. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) arrange or recommend any necessary repairs.
Collecting and processing of rental payments is also an important part of our Full Management Service. Rental balances will be credited automatically to the Landlord’s nominated bank account.
Towards the end of the tenancy, we liaise with the Tenant, with a view to renewing the tenancy agreement, or arranging to check them out and re-advertising the property to let.
This Service is suitable for Landlords who are not residing locally, or would rather not deal with the Tenants directly, preferring all aspects to be handled by an Agent.
Inventories – We recommend that any landlord renting their property has a signed professional inventory as collateral for the bond. Without having an signed inventory it is very difficult to prove that a tenant has caused damage to the property. Cover your back!
Costs – £100 for a flat/room and £150 for a house.
Inspections – If you need us to check on your tenants to see how they are maintaining your property, one of our agents will visit and complete an interim inspection report. It’s always best to be proactive, if there are any problems we can help to rectify them before they cause serious damage.

Notices – We can issue notices for your tenants to vacate your property, please contact our agents to discuss these matters further as a section 8 or section 21 can be used, depending on the situation.
